UPDATE 19/6/2015

Assalam & good day to all buyers of Danau Sutera Apartment,

Selepas menerima beberapa aduan daripada pihak pembeli tentang status terkini projek ini, saya telah menghantar email kepada pihak liquidator. Antara isi kandungannya adalah seperti termaktub di bawah :

Dear all,

I am writing on behalf of the purchasers of Danau Sutera Apartment who are currently so called “under your custody”. This is to express our disappointment on how this matter was handled after the CFO obtained.

Despite several whatsapp messages sent to your person incharge, requesting for updates especially on the installation of meter by TNB and Syabas, we received NIL feedback. Same goes to phone calls made to the personnel incharged. Nobody pick up our calls. We need to know the status. We, the buyers have the right to know whether the unit can be occupied or not; especially those who have already make the payment. We expect no more problems arising after the hand over of the property but it seems like more problems to the buyers.  

There are a lot more issues popping out, for instance, the fire insurance policy. Bank requires this document before they could provide the release letter. To whom should we get this fire insurance policy from? The issue with JMB meeting also has been kept silent until todate.

We hope that this email could catch your immediate attention as we could not bear with delays any longer. We urged you and the team to seriously look into this matter and update us on the development.

Dan saya telah menerima jawapan balas daripada pihak Liquidator seperti di bawah :

Dear Pn Norzita,

We refer to your email dated 15 June 2015 regarding the above matter.

We wish to inform that we have in our best endeavour to ensure that the application and installation of electricity and water meter is done smoothly for the past few weeks.

1.       TNB

As such, please be informed that the installation of the first batch (42 units) of electricity meter have been completed by Tenaga Nasional Berhad (“TNB”) and we are in the midst of preparing to proceed to apply for the second batch (6 units) by this week. As you are aware, the application of the electricity meter is only for the purchaser who had paid the deposits in full. As such, we will only apply for the electricity meter once the payment has been fully made by the respective purchasers.

2.       Syabas

We further wish to inform that Syarikat Bekalan Air Selangor Sdn Bhd (“Syabas”) require all the 192 units water meter to installed together and they have rejected our application to apply by batches. Hence, the delay of the installation is mainly due to the following:

1)      Unpaid deposits resulting the Company to source for alternative funds to advance the same.
2)      Incomplete application forms whereby Syabas kept on requesting additional supporting documents even though we had forwarded to them the same.

We are expecting to re-submit the application forms to Syabas by this week and we were made to understand that there should be no further issue on the installation of water meter. We will keep you updated on the said matter.

3.       JMB

As for the formation of the Joint Management Body (“JMB”), we wish to inform that the first JMB meeting need to be held within the 12 months of from the date of Vacant Possession. We aim to conduct the same in July 2015 or early August 2015. We shall keep you informed once the date of the said meeting is fixed.

Meanwhile, please find enclosed a copy each of the insurance policy for fire, burglary and public liability for your attention and further action.

UPDATE @ 17/3/2015 - GOOD NEWS FOR ALL BUYERS

Assalam & Good day Everybody

Update dari meeting bersama Liquidator pada 15/3/2015

Kos bagi apartment (bukan penthouse) yang dikenakan oleh Liquidator sebelum mana-mana pembeli mengambil kunci rumah adalah seperti berikut;

1) STRATA TITLE

Kos asal yang dikenakan adalah sebanyak RM3000 bagi setiap pembeli (details seperti di bawah) :


Berdasarkan aduan pembeli, Liquidator mengambil langkah menurunkan kos dari RM3000 kepada RM2000 bagi setiap pembeli selepas menyelesaikan QUIT RENT & ASSESSMENT masing2 berjumlah RM14,790.20 dan RM281,018.35 (sila rujuk keratan surat di bawah).




2) MAINTENANCE


Mengikut terma awal yang dikeluarkan oleh liquidator pada 26/11/2015, pembeli perlu membayar maintenance fee sebanyak RM2,309.80. Selepas mempertimbangkan permintaan pembeli yang merasakan jumlah tersebut adalah sangat tinggi, liquidator bersetuju mengurangkan kutipan maintenance & service charges dari 12 bulan ke 6 bulan sahaja.

Jumlah terbaru yang perlu dibayar oleh pembeli apartment rata2nya berjumlah RM3,700++ bergantung kepada keluasan unit masing2 dan deposit utiliti (elektrik & air) - jika masih belum dijelaskan.

Pembeli juga diberi kelonggaran untuk menjelaskan bayaran ini secara ansuran/ berperingkat-peringkat bermula March 2015 sehingga May 2015 (sehingga JMB ditubuhkan). Tetapi kunci hanya akan diserahkan selepas semua pembayaran dijelaskan.

Satu surat kepada semua pembeli akan dikeluarkan oleh liquidator tentang jumlah bayaran terbaru yang perlu dibuat.

Dalam masa yang sama, saya memohon kerjasama pihak KPKT untuk mengadakan mesyuarat bersama pihak bank bagi membantu para pembeli yang menghadapi masalah dengan pihak bank menjelaskan bayaran bulanan & interest yang dikenakan sebelum ini.
