We refer to our telephone conversation yesterday regarding the above matter.
 
Please find enclose the documents that we require the purchaser to execute in order to wind up the company.
 
We would also require the purchaser to provide us with the following documents for our further action.
1.      Sales and purchase agreements between the purchaser and Nilai Idaman Sdn Bhd

2.        Official receipts and loan account statement evidencing the progress billing paid todate on the unit purchased;
3.        The latest progress billing/architect certificate issued; and
4.        Any other relevant documents (if applicable).    
 
Kindly update us once you have fixed the meeting. Also, we would appreciate if we could have a discussion on the way forward with regard to the development before we meet up with the purchaser.

I have requested Pn Rozita to forward me a copy of the sale and purchase agreement.

 
Nevertheless, we would need to have a meeting with the purchasers to sign a letter of support to wind up the company. Thereafter, our lawyer shall assist us to file in a winding up petition to court.  

 
We would appreciate if you could fix a meeting with the purchasers.

Dear Friends,

KPKT together with the Consultant from FHMH would like to have a meeting with all purchasers tentatively this coming 11th December 2012.


Currently total buyers = 120 people. I need to have at least 75% attendance to this meeting. This meeting is crucial and important as it will be documented and presented to court in order for KPKT to proceed with the bankruptcy procedure. I really really need your cooperation to attend this meeting. Please bring along your S&P. To those who have given me copy of your S&P, you DON'T need to bring it anymore.
 
Kepada sesiapa yg tinggal di luar KL, saya harap dapat juga meluangkan masa utk hadir ke mesyuarat ini. Kalau memang tak dapat hadir atas sebab2 yang tidak dapat dielakkan, saya akan cuba dapatkan pandangan KPKT whether we can use proxy or decide in writing, or sms etc...

I need to do some logistics here...
As 11th Dec falls on Tuesday which is a working day to some of us, I need your feedback whether we should convene the meeting during office hour or after. I'll take the majority decision.

update 27.11.2012

salam n gud day everyone!

my apology....its been almost a month after we had our last meeting. oopppsss...before that, to my Indian friends, Happy Deepavali! Hope next year we will celebrate all the festivals at Danau Sutera Apartment, ya... :-)

Ok, the serious part....

Apa yang kita persetujui dalam mesyuarat tempohari, di mana dua wakil pembeli akan ikut Ausin ke Syabas untuk submit "water rec. plan" iaitu En Saiful & Pn Lily. Mereka telah ke Syabas pada 7/11/2012 dan sepatutnya Syabas bagi keputusan utk meluluskan atau tidak pada 9/11/12.

KPKT telah menghubungi saya pada 12/11/12 dan bagitau akan proceed dengan menggulungkan Nilai Idaman atas sebab Nilai Idaman gagal menyelesaikan beberapa perkara berkaitan dengan Syabas dan pihak2 lain. KPKT will take over this project and will complete it as soon as they got the court injunction. Konsultan dari FHMH, Ms Krysttle dah contact saya dan mintak saya fax kan S & P which I've faxed over to her last Monday. Done! haaa.....what else...

The meeting which we scheduled this Saturday (1/12/12) will be POSTPONED to a later date. Until consultant finished studying our S&P, she will call us or a meeting. And...I need everybody's cooperation to attend. It is VERY IMPORTANT for us.

meeting update 3.11.2012

salam n gud day to all frens.

yesterday we had a sort of fruitful session with d developer n ausin. melvin is representing nilai idaman answered all d questions posted by d buyers (but some he cud not answered lah!)....esp those yg relate to his boss, bernard. haha.

here are among d updates:
1) currently, i wud say, all d works pending at syabas. we are still waiting for d approval of water rec from syabas. syabas required a plan from d developer n currently been doing by d consultant.

it was confirmed at d meeting yesterday, d plan wud b ready by this week n will b submitted to syabas by this wednesday (7/11). 2 of our reps will be following them to syabas namely pn lily n en saiful.

2) once this plan is approve, dev will fix d water suction tank n will do all d necessary testing on the blocks ie, lift, bomba etc.

3) all in, dev expected this project will b completed in 2 mths time ie by end of this year buyers will get their keys.

IMPORTANT
4) it was also agreed at d meeting, all d buyers will gather this coming 1.12.2012 at d site. we will invite d following :
~ of coz bernard from nilai idman
~ kpkt
~ syabas
~ reporters
~ YB adun

for this, we really need your cooperation to come together n make this gathering happen for our benefits.

3rd update...Selamat hari raya.

belum terlambat rasanya saya utk mengucapkan salam aidilfitri kpd kwn2 yg beragama Islam. mkn kuih raye tu jgn lupakan saya ehhhh....

mula2 sekali, maaflah, sebab lama tak update blog ni sbb kesibukan tugas2 harian :) tambahan pula saya belum dpt apa2 feedback dr KPKT berhubung dgn status projek rumah tuan2.

saya dah call Ausin beberapa kali dlm bulan lpas. apa yg saya dimaklumkan, pihak syabas masih belum memberi kelulusan kpd ausin. hanya selepas 2 bulan ausin mengemukakan permohonan utk kelulusan, syabas mohon ausin menyediakan beberapa doc yg masih blm lengkap. menurut kata ausin, dia dh pam air secara haram (illegal) utk penuhkan tangki di ketiga tiga blok. krana sehingga ke hari ni, syabas tak meluluskan pam yg sedia ada.

latest meeting ausin dgn kpkt isnin lpas, saya suruh ausin beritahu kpkt yg pembeli dh tak boleh bersabar lagi dan kemungkinan besar akan pnggil reporter turun. kpkt masih mintak pembeli bersabar sehingga masalah dgn syabas dpt diselesaikan. kpkt akan berbincang dgn syabas seberapa segera bg mempercepatkan proses kelulusan.

updates....

hi everyone....

here comes my 2nd update.
since our last meeting where we have decided to go for legal suit against nilai idaman, i was called by kpkt for a meeting with them and also the developer.

ausin will now complete d project and have come out with a project schedule. kpkt would like to consider their request. ausin guaranteed that he will complete the project by september. otherwise, he needs to hand over or contra off the vacant units, about 24 units to kpkt.

every week, ausin will be having mtg with kpkt and update on the progress. now kpkt is having a close monitoring on this project. n they will update me on weekly basis.


today, kpkt juz inform me that they will be having a site visit sometime next week. ausin is now responsible in settling all d contributions due to various parties. only then i think they will start work at d site.
